What the landlord asks for

  • · Passport copy + visa or TIE.
  • · Proof of tuition payment (our contract works).
  • · 1 or 2 months deposit.
  • · First month's rent up front.
  • · Sometimes an aval bancario, a guarantor or an extra deposit.
  • · Nota Simple — for padrón and visa (you request it, not the landlord).
Prepayment scams

Classic pattern: “perfect” flat at a low price, “owner abroad”, deposit requested to “reserve” before viewing. Never pay before a physical viewing and a signed contract. Verify the owner via a Nota Simple from the Registro de la Propiedad.
